Our Fees are as follows:
1. We charge for marketing the property and bringing in a tenant.
2. We charge for management and overseeing of your property.
3. We charge for the use of our maintenace and repair staff**.
Total One time charge for the above: Equal to the monthly rent. You can pay us this once per tenancy or allow us to keep the deposit we collect from the tenant. Which ever you prefer. If the tenant is on a 12 month lease this fee is charged only Once during the 12 month term.
Alternative Monthly Payment: We charge 15% of your monthly rent and collect this fee monthly along with a One time maintenance expense fee of $250.00. This fee is used for any incidental repairs or maintenance issues that should arise during the term of our management agreement.
We charge this when ever there is a vacancy. In other words you only pay this once as long as the property is occupied. If the property becomes vacant and is rented again only then will you pay again or you allow us to deduct it that One time from the rent from the new tenant, whichever works best for you.
Management agreement:
Our management agreement is month to month and can be cancelled at any time with a 30 day notice. We believe we have to earn your business every day and you should not be bound by any contracts should you find our service less than the best.
